Education Desk, New Delhi. The Central Board of Secondary Education (CBSE) has made a historic and revolutionary change in the process of school affiliation. Now it will be possible to open senior secondary schools even on less land, from the crowded streets of metropolitan cities to the heights of mountains. In a recent high-level meeting, the Board has removed the old and complex rules related to land and presented a new simple table. These new rules, implemented in the year 2026, will prove to be a lifeline for those education entrepreneurs who were not able to start schools due to lack of land.

New requirement of land by category (table)

CBSE has divided the entire country into three categories—A, B and C. This has brought flexibility in the rules according to the geographical location of each area:

Category Area Till 10th (Secondary) Till 12th (Sr. Secondary)
Category A Common areas (where land is abundant) 4000 square meters 6000 square meters
Category B State capitals, Y category cities (like Jaipur, Lucknow), and hilly areas 2400 square meters 3200 square meters
Category C Metro cities (Delhi, Mumbai, Chennai, Kolkata) and remote areas (Sikkim, Andaman) 1600 square meters 2400 square meters

Playground: Space is less but no compromise on development

The board has made it clear that even though less land has been given for the construction of the school, it is necessary for the physical development of the children. Playground Is mandatory.

Essentials: At least within every school campus 2000 square meters There should be a playground.

Option: If there is less space inside the campus, the school management may agree to a nearby government park, stadium or other school ground. 15 year written agreement Can do.

Condition: That outer field from the school 200 meters It should not be too far away and there should not be any major national highway or dangerous road in the way of children going there.

What is special for existing schools and new investors?

Old School Safe: These new rules will not be applicable to the CBSE schools which are already running. They will have to follow their old conditions.

Extension of Education: The main objective of this notification issued by Board Secretary Himanshu Gupta is to provide education in those areas where land prices are skyrocketing. This will accelerate the expansion of quality schools in cities like Delhi and Mumbai.

Investment promotion: Now even in small towns and hilly states, entrepreneurs will be able to open world class CBSE schools with less investment and less land.

conclusion: This step of CBSE is a milestone towards making education more inclusive and accessible. This relaxation in land rules will not only increase the number of schools, but will also help in connecting children living in remote areas with quality education.
