Do you also hand over rent in cash to your landlord every month? If yes, then this small habit can put you in big trouble. In today’s digital age, transacting in cash, especially for large amounts like rent, can bring you under the radar of the Income Tax Department.
Why might an eye fall on you?
The Income Tax Department always keeps an eye on your earnings and your expenses. When you pay rent in cash, there is no digital record of it. Suppose, your salary is Rs 5 lakh per annum and you do not show any rent expense on paper, but you are paying Rs 20,000 rent in cash every month.
The tax department becomes suspicious when it finds out from your bank account or other means that your expenses are more than your declared income. To them this is a ‘red flag’ and they may ask you where the money for these expenses came from. This is where the notice game begins.
Then how to avoid this trouble? (Easiest way)
Its solution is very easy- Digital payment!
Whenever paying rent, always use UPI (Google Pay, PhonePe), bank transfer (NEFT/IMPS) or cheque.
What is the advantage?
When you make online payment, your bank statement becomes the biggest and surest proof. Even if the Income Tax Department asks any questions tomorrow, you can easily prove that you have paid the rent legally by showing this digital record.
What to do if the notice comes?
First of all, don’t panic. If you have paid the rent correctly, you just need to have a few documents ready:
- Rent Agreement: This is the most important paper.
- Proof of Payment: If digital payment has been made then bank statement is sufficient.
- Landlord’s PAN Card: If your annual rent is more than Rs 1 lakh, then this becomes necessary.
Big rule for rent above Rs 50,000
Remember, if your house rent is more than ₹50,000 per month, you are legally required to deduct TDS (Tax Deducted at Source) on it. It is almost impossible to do this work in cash payment.
Last tip: Say NO to cash, YES to digital!
Avoid paying rent in cash. This is not just a way to avoid notice, but also a sign of becoming a sensible and responsible citizen. Digital payment is transparent, secure and protects you from any future legal troubles.
